Property management

Your villa, looked after

Long-term tenants or Airbnb guests, on the Bukit only. One person who answers, a full team of staff behind me, and everything in writing.

Property management

You bought it because you love it, not for a second job.

Chasing rent across time zones, wondering whether the pool's been done, finding out about a leak three weeks late: that's the part I take off your plate.

Long-term tenants or Airbnb guests, I handle it: finding the right people, the contracts and listings, every message, the repairs and the receipts. And I'm not doing it alone: I have a full team of cleaners, pool and garden staff on standby. You hear from me regularly, in writing, whether there's news or not.

When you messageUsually a reply within the hour.

Finding your tenant

9% of the first payment, only when I fill it

The listing, the viewings (video calls for people still overseas), getting to know who's applying, negotiating, and a proper written contract. You approve the person before anything is signed.

My fee is 9% of the tenant's first payment. If they pay monthly, that's 9% of the first month. If they pay a year upfront, it's 9% of that amount. The owner pays it, and only once I've found the tenant who moves in. No tenant, no fee. Tenants never pay me anything.

Looking after it

From IDR 500k a month, by villa size

Once your tenant moves in, I become the person who keeps everything ticking. Here's what that means day to day:

  • Your tenant's first callEvery question, request and 9pm "the pump's making a noise" message comes to me, not you.
  • Rent, on timeFriendly reminders before it's due, and a follow-up if it isn't.
  • Repairs, sortedI schedule and coordinate maintenance and repairs, then check the work was done properly.
  • Same-day on anything urgentNo water, no power, a leak: it gets handled the day it happens.
  • Move-in and move-out inspectionsDated photos of every room, so deposits never come down to who remembers what.
  • You're always in the loopRegular updates on any issues and repairs, written down so you can check them any time.

Repairs are at cost, with no markup. Vendor, repair and material costs are covered by you at exactly what they cost. You choose how to handle it: I pay on your behalf and you reimburse me against receipts, or you keep a monthly float topped up and I draw from it. Either way, there's a receipt for everything.

Cleaning, gardening and the pool are separate. If your villa already has staff, I'm happy to work with them. If not, my own team is always on standby, and I'll quote a flat monthly price once I've walked through the place.

Full management

The money side, handled too

Everything above, plus I look after the rent and the bills. This is ideal if you live abroad or don't have an Indonesian bank account. There are two ways to set it up:

Option one

The tenant pays me

I collect the rent, pay the villa's bills, and transfer the balance to you with a statement and receipts.

Option two

The tenant pays you

Rent goes straight to you. You keep a float fund topped up, I pay everything from it, and you get receipts for every rupiah.
