How it works

Simple, on purpose

Four steps whether you are looking for a home or renting one out, and straight answers to the questions people ask most.

Looking for a home

  1. Tell me what you're afterDates, budget, bedrooms, pets. If nothing fits yet, I'll keep you on the list.
  2. See itIn person, or on a video call if you're not on the island yet.
  3. Sign and move inFrom one month. What's included is written into the contract, not just promised on WhatsApp.
  4. Message meSomething breaks, or you just need to know where to find something, and you'll usually hear back within the hour.

Renting out your villa

  1. Send me the basicsWhere it is, how many bedrooms, a few photos.
  2. I come and see itI'll show you what similar villas nearby are renting for, and we'll agree on a price that rents it quickly without leaving money on the table.
  3. I find your tenantYou meet them, or at least approve them, before anything is signed.
  4. You hear from meRent, repairs, receipts: regular updates, always in writing.

What's in the rent, and what isn't, in writing before you sign

Wifi, water and trash collection are usually included. Electricity never is: you pay for what you use, on a meter you can read yourself. Drinking water (the big galon refills) is yours too, and cleaning depends on the villa.

Every listing spells it out, so nobody gets surprised in month three.

Questions

Asked and answered

If you're renting

Do I pay you a fee?

No. Tenants never pay me anything. My fee comes from the owner.

What's the shortest stay?

One month. Many villas also offer 3 or 6 months or a year, and each villa page lists what's available.

What's usually included in the rent?

Wifi, water and trash collection are usually included. Electricity never is: you pay for what you use, on a meter. Drinking water (galon refills) is yours too. Cleaning, pool service and gardening depend on the villa, and every page spells it out.

How much is the deposit?

It depends on the villa and is listed on each page. I do move-in and move-out inspections with dated photos, so the deposit is handled fairly.

Can I bring my pet?

Some villas welcome pets, some ask first and some can't take them. Each villa page says which.

Can I see a villa before I arrive in Bali?

Yes. I do video-call viewings, and the contract is sorted before you land.

What happens if something breaks?

Message me. Urgent things like no water, no power or a leak get handled the same day, and I'll usually reply within the hour.

If you own a villa

Which areas do you cover?

Uluwatu, Bingin, Padang Padang and Pecatu only. I turn down villas outside the Bukit so I'm never far away when something goes wrong.

Long-term tenants or holiday guests?

Both. I find and look after long-term tenants, and I run holiday rentals on Airbnb, Booking.com and direct bookings.

What does Airbnb management cost?

15% of the revenue the villa earns, with cleaning, laundry, pool and garden staff included. No setup fee, and you get a monthly payout with receipts.

What's your placement fee?

9% of the tenant's first payment, paid by you, and only when I've filled the villa. No tenant, no fee. If they pay monthly, it's 9% of the first month. If they pay a year upfront, it's 9% of that amount. Tenants never pay me a fee.

What does monthly management cost?

IDR 500k for a studio or loft, 750k for one bedroom, 1jt for two bedrooms, 1.25jt for three and 1.5jt for four. Cleaning, pool and garden are quoted separately.

How do repairs work?

Repairs, vendors and materials are billed to you at cost, with no markup. I can pay and you reimburse me against receipts, or you keep a monthly float I draw from. Either way, there's a receipt for everything.

Is cleaning included?

For long-term management, my fee covers me, not a cleaning team. I'll work with your staff, or my own team is on standby at a flat monthly price. For Airbnb and holiday rentals, my fee is 15% of what the villa earns, and staff wages are included in that.

I don't have an Indonesian bank account. Is that a problem?

Not at all. With full management, the tenant pays me, I pay the villa's bills and transfer you the balance with a statement and receipts.

How will I hear from you?

Regular written updates on rent, repairs and anything I notice, with receipts. You'll never find out about a leak three weeks late.
