  • Physical Management is for owners who can't be on the ground themselves, and need someone to manage staff, cleaning, and maintenance in their place.
  • Full Management is for owners who want to step back completely and trust that everything is being handled.

What you're actually paying for — and what you're not.

Transparent from the start. No surprise invoices, no buried costs.

Included in the management fee Your percentage covers all of this. Nothing extra.
  • My time and expertiseAll management, coordination, reporting, guest communication, pricing, and platform work. My fee, not your revenue.
  • Staff wages and HR complianceWages, BPJS, THR, and all employment obligations for property staff — covered by me, not billed to you.
  • Guest screening and booking managementVetting guests, managing reservations, check-in, check-out, platform communications. Fully handled.
  • OTA listing and platform managementListings across Airbnb, Booking.com, and direct booking — copy, photography direction, strategy — included.
  • Monthly financial reportingGross revenue, every expense itemised, management fee, net payout. Delivered by the 10th, transferred by the 12th.
  • Regulatory complianceHospitality tax (PHR) is collected from guests and remitted to the government — deducted from booking revenue before your payout, not from your pocket. Guest registration and OTA compliance included.
Owner operational expenses The real costs of running a property. Deducted from gross revenue, itemised in full on your monthly report.
  • Cleaning supplies and toiletriesLaundry detergent, cleaning products, dishwashing supplies, toilet paper, hand soap, shampoo, conditioner, and guest amenities per stay.
  • UtilitiesElectricity, water, WiFi, and gas. Billed at actual cost, no markup. If a month runs high, you'll see exactly why.
  • Pool and garden maintenancePool chemicals, servicing, and routine garden upkeep — scheduled regularly and billed as incurred.
  • Repairs and maintenanceThird-party contractor costs. Any single expense above IDR 1,000,000 requires your approval first — except genuine emergencies, notified within 24 hours.
  • Guest damageDocumented and pursued through deposits and platform guarantees first. Unrecoverable costs become a line item on your report.
  • Property insuranceProperty, public liability, and rental income loss insurance — your obligation as owner to maintain.
  • Land, building, and income taxPBB and income tax on rental revenue are your responsibility. I handle hospitality tax compliance.

How expenses work in practice: I maintain a small revolving float fund from your revenue to cover day-to-day costs without chasing you for small amounts. Every spend is recorded and itemised — you see everything, every month, with receipts on request.
